An attached garage can have a lower finish cost than conditioned living space, but large doors, driveway work, foundation conditions, fire separation and the roof connection can still make the project complex.
Planning range
AdditionPilot uses $85–$185 per square foot for this scenario. These values are editorial planning assumptions designed to make the inputs visible. They are not live contractor prices for your ZIP code.
| Scenario | Construction planning band |
|---|---|
| 300 sq ft | $25,500–$55,500 |
| 400 sq ft | $34,000–$74,000 |
| 500 sq ft | $42,500–$92,500 |
| 600 sq ft | $51,000–$111,000 |
Worked example: 500 sq ft attached garage
At $85–$185 per square foot, a 500 sq ft attached garage produces a construction planning band of $42,500–$92,500. Adding 5%–10% for design and permits and then a 15% contingency gives roughly $51,300–$117,000.
What changes the cost?
Garage doors and structure
Wide door openings need headers and careful framing. Door size, insulation, tracks, openers and wind requirements can affect both structure and hardware cost.
Driveway and grading
A new garage may need driveway extension, drainage work, retaining, curb changes or grading beyond the building footprint.
Fire separation
Attached garages typically need code-compliant separation from living areas. Door ratings, wall assemblies and penetrations should be detailed in the plans.
Heating, EV charging and storage
Adding conditioned space, an EV circuit, finished walls, loft storage or workshop power can move the project well beyond a basic garage shell.
Garage feasibility checklist before asking for bids
Measure the actual vehicle clearance you need, door swing, storage space and usable driveway approach. Confirm zoning setbacks, lot coverage, drainage, driveway permits and garage-to-house separation with local officials. Ask your designer to check roof and foundation connections, including wind or snow conditions applicable to the site.
Worked example: the driveway is a separate scope
A 500 sq ft garage at AdditionPilot’s illustrative $85–$185 per sq ft construction band gives $42,500–$92,500 for the assumed garage construction scope. If the owner separately budgets a hypothetical $9,000 for driveway, grading and drainage, the combined preliminary construction-plus-site-work allowance becomes $51,500–$101,500, before permit/design allowances or contingency. Never add that $9,000 again if a contractor’s garage quote already includes those works.
Ask bidders to identify garage-door specifications, opener, electrical outlets, EV-ready wiring if requested, fire separation, concrete finish and driveway transition as individual inclusions or exclusions. A future living-space conversion should be evaluated separately rather than promised as automatic.
What to ask for in contractor bids
Ask each contractor to price the same written scope and clearly identify demolition, structure, foundation, roof, windows and doors, plumbing, electrical, HVAC, insulation, finishes, permits, cleanup, allowances, exclusions, payment milestones and change-order procedures. A lower headline number is not a bargain if important scope is missing.
Common questions
Is an attached garage cheaper than living space?
Often per square foot, because the finish package can be simpler, but site work and large structural openings can still be expensive.
Does the price include the driveway?
Do not assume it does. Ask the contractor to list driveway, apron, grading and drainage work separately.
Can a garage later become living space?
Possibly, but ceiling height, insulation, moisture control, windows, egress, floor levels and local zoning can affect conversion feasibility.
